UrbanTurf took a look at the DC neighborhoods that experienced the greatest price increases this year. Topping the list was Observatory Circle (44% increase), Georgetown (35%), Congress Heights (30%), and LeDroit Park (22%). Check out which other neighborhoods made the list!
In a year when home prices seemed to regularly be on the rise, UrbanTurf is taking its bi-annual look at the neighborhoods across the city that have seen the highest home price appreciation during the year.
In the table below, we outline the eight DC neighborhoods that have seen the largest increase in home values so far in 2021. In order to qualify for the list, a neighborhood had to record at least 30 sales so far in 2021. UrbanTurf used advertised subdivision statistics from Bright MLS to compile the list.
The two neighborhoods leading the way are actually quite close to one another. Observatory Circle, home to the vice president's residence, saw prices shoot up thanks to a rise in condo and co-op values. Georgetown saw both sales and prices increase significantly, led by townhomes with 4+ bedrooms.
Congress Heights, a perennial inclusion on this list in recent years, saw prices rise 30%, and then there were a smattering of neighborhoods, from Michigan Park to Chevy Chase, where values increased around 20%.
