Plans for a mixed-use housing development in Deanwood just got a funding boost. DC Green Bank has offered a $250,000 loan to the developers of 4276 Sheriff Rd NE. The development will feature 13 affordable housing condos, a co-working space, and a 2,500 sq ft grocery store. Green features of the building include a rooftop solar array, which will save each resident $2,400 over 10 years; and stormwater recycling, which will reduce soil erosion.
UrbanTurf has tracked metrics to predict the DC housing market for the fall of 2021. They believe that home prices may have peaked, since buyers are experiencing "homebuyers fatigue with the unrelenting increase in prices." However, they also predict that the trend of record-low housing inventory will continue. While more people may put their properties on the market, there will most likely be a surge in buyers who took the summer off from house hunting.
A portion of a block in Shaw may see redevelopment in the near future. An LLC led by nonprofit affordable housing developer Manna has applied to rezone 614-624 S Street NW for mixed-use development. The plans may involve an artistic/cultural use on the ground floor with affordable housing units above. Existing rowhouse facades would be incorporated into the new building, and the church on the property "will remain in some capacity."
The emerging Buzzards Point neighborhood could be welcoming its first full-service grocery store. There are plans to convert a concrete plant into mixed-use development, including 451 apartments, the grocer, almost 16,000 sq ft of retail, and 300 parking spaces.
